The renovation of a traditional house in rural Spain
e2b arquitectos is undertaking the renovation of a former agricultural plot in Muchamiel spanning over 11,000 m², which has suffered from preservation issues, dampness, and water infiltration accumulated over the years. It features a detached, single-story building originally linked to the land’s agricultural use.
The owner of this plot contacted us at a stage when the structure was in a poor state of repair.
The main defects were concentrated in the roofing, with localized dampness beneath the pitched roof and more widespread dampness beneath the flat roof.
In addition, the dwelling exhibited issues with rising damp in the flooring and at the base of the walls.
We found the façade in an evident state of deterioration, with dampness issues and wear across all its components.
The restoration made it possible to reinforce the building envelope, renew the doors and windows, and preserve the house’s character through an intervention that does not work against its traditional nature.
The result adds value to rural architecture—without discarding the dwelling or allowing it to fall into oblivion—ensuring that future generations find it in good condition.
The intervention includes localized repairs to the existing enclosure walls and the replacement of the pitched roof through the construction of a new structural slab and a new ceramic tile roof covering.
The existing window and door units were replaced with new elements adapted to current needs regarding use and preservation. The intervention improved the performance of the building envelope and reinforced the home’s renewed appearance.
Thanks to this, we were able to optimize the preservation conditions of the façade and improve the building’s protection against water.
Demolition of obsolete interior elements and construction of new masonry partitions, reorganizing the spaces to meet current habitability standards.
We restored the home’s original natural light by creating seven new window openings in the façade—two of which had originally existed but were subsequently walled up.
The intervention involved creating seven new window openings in the home’s exterior walls. Two of these openings corresponded to original windows that had been walled up over time and were restored during the renovation.
The intervention improved natural lighting and ventilation within the interior spaces and strengthened the visual connection between the home and its rural setting—one of the guiding principles of our studio’s work.
Construction of an external perimeter walkway to prevent rising damp issues at the base of the façade walls, creating a small uncovered porch at the home’s entrance.
The dwelling was in direct contact with the natural ground, which facilitated the rise of subsoil moisture up the walls through capillary action.
To reduce this phenomenon, a perimeter sidewalk was constructed around the building.

The project involved the restoration of the perimeter masonry wall and the creation of a new access to the plot, integrating the dwelling into a cohesive whole that respects its rural setting. The intervention restored the traditional appearance of the property.
