ID Documentation

Residents

  • DNI (Documento Nacional de Identidad).

No Residents

  • Passport.
  • NIE (Número de Identificación de Extranjero).

This is a unique number that is assigned to foreigners in Spain. It is mandatory for any financial transaction, including the purchase of property.

Proof of Financial Solvency

To demonstrate your ability to pay, you will likely need to present several financial documents, including:

  • Simple Registry Note:

This is a summary of the basic details of the property and is obtained from the Land Registry. It contains information about the current owner, liens or encumbrances, and the description of the property.

  • Energy Efficiency Certificate:

This document is mandatory and must be provided by the seller. It indicates the energy efficiency of the property.

  • Latest property tax bill (IBI)

This tax is annual and paid by the property owner. You must ensure that it is up-to-date.

Earnest Money Contract

The Deposit Contract is a preliminary agreement between the buyer and the seller.

This document is essential and usually includes:

  • Personal details of the buyer and seller.
  • Description of the property.
  • Agreed sale price.
  • Amount of the deposit (usually 10% of the sale price).
  • Deadline for signing the public deed.

Property Related Documents

Before purchasing, you should review certain documents related to the property to ensure everything is in order:

  • Bank statements from the last 3-6 months.
  • Certificate of income or recent pay slips.
  • Tax return for the last fiscal year.
